10. Installations
Heating, Ventilation, and Air-Conditioning (HVAC)
- Central VRV direct-expansion air-conditioning/heating installation with switching of the cooling/heating regimes. The system’s design will comprise eight vertical standpipes. The distribution network is made of copper pipes, supplying the floors. The branching from the vertical standpipe to the internal bodies of the system will be implemented by 2-way distributors branching leading to each internal body. The copper pipes will be laid in the double floor. The internal bodies will be controlled by a wired remote control fixed at a convenient place in the working premises. The internal bodies of the system located in the offices are planned for open assembly in the lower part of the wall.
Water-mains and Sewerage
- The water-mains is made of polypropylene and polyethylene pipes. The sewerage pipes are made of polypropylene. Hot water for household needs is provided on an annual basis by individual boilers located in each office.
- The data of the water meters is read digitally, avoiding the need of access to the specific site.
Electrical installations
-
Lighting and high-voltage installation
All consumers in the offices will be power-supplied by installed electrical boards which will provide power supply for the standby, evacuation, and advertisement lighting, standby contacts, computer contacts, general-use contacts at the workplaces and the general-purpose contacts. The workplaces are provided with floor- or wall-mounted boxes with red-coloured Schuko contacts with shear pin for the computers, white-coloured Schuko contacts for other consumers, telephone installation socket and computer network socket. The lighting of all premises complies with their function.
Each shop will be provided with an electric board, from which, hidden above the suspended ceiling or behind the gypsum plasterboard walls, the electrical installation for the lighting, contacts and ventilation convectors will be drawn. The shops will be provided with three types of lighting: standby, evacuation, and advertisement lighting. The lighting of all premises complies with their function.
Each basement level will be provided with its own electrical board. The electrical installation will feature protection class IP 44. Standby and evacuation lighting is provided here. The operating lighting is switched on by PIR-based motion detector and contactor. The ventilation is controlled by time relay. All lighting fixtures are of the fire-proof type and have the appropriate certificate.
-
Door-bell installation
The main electric board of the building will have a power-supply block for the door-bell system mounted on it. The door-phone system will be accommodated in PVC corrugated pipes, laid vertically in a special groove made in the structure. Each office will have an outside door-bell button mounted next to its front door, and an inside door-bell mounted above the front door.
-
Telephone installation
A special weak-current equipment room in the basement will accommodate the telephone reglets for the building, installed in a communication cabinet, out of which the installation for the respective offices , shops, and the cafe will be drawn. The telephone cables will end in telephone sockets RJ 11 in the floor boxes installed under each workstation.
-
Antenna installation
A special weak-current equipment room in the basement will accommodate a weak-current communication cabinet with TV amplifiers, and out of the cabinet through a vertical pipework the installation of the individual shops, offices and the café will be drawn. The antenna cables will end in antenna sockets fixed at 0.35 m off the floor and in floor boxes.
-
Structural cabling
From the weak-current equipment room in the basement, through a vertical pipework, the installation for the structural cabling of the individual shops, offices and the café will be drawn. The Internet cables will end in sockets RJ 45 in the floor boxes installed under each work room.
-
Fire-alarm system
A fire-alarm system and automatics with addressable sensors are envisaged for the basements, the shops, the café and the office section.
-
Fire protection installation
An automatic fire suppression sprinkler installation will be provided in the basements for protection of the two underground garages.
-
Security and alarm system
A security system connected to the post of the 24-hour security guards will be installed in the offices, shops and the café. The equipment will be installed by the security company after individual contracts are concluded.
-
Metering
The offices, shops and the café will be equipped with individual remote-metering devices providing possibility to optimize consumption – heat meters, water meters and electricity meters.
-
Lightning-protection installation
To prevent the office building from being directly or indirectly hit by lightning, a lightning-protection installation has been provided. It consists of lightning-conducting mast and network made of zinc-coated steel. The metal parts of the building located on the roof are connected to the lightning-conducting network or the metal roof, while the non-metal parts of the building which tower above the roof are supplied with additional lightning-protection fixtures connected to the a lightning-protection network.
-
Earthing installation
The earthing installation is a major element of each electrical installation. It is installed to restrict high voltage and lead away into the earth the great electrical charge which may be produced by a lightning hit or commutation processes in the power-supply system. The earthing system removes or restricts the risk of electrical installation failures, thus protecting the population and the equipment from dangerous voltages. All shop, office and garage contacts, all engine, boiler, pump, electrical convector and ventilator bodies, and all technological equipment units of the building will be connected to the earthing system.
